440万港元可买桃园豪宅 台湾物业受港人追捧 新浪基金曝光台:信披滞后虚假宣传,业绩长期低于同类产品,买基金被坑怎么办?点击【我要投诉】,新浪帮你曝光他们!   特派记者朱丽娜香港报道   440万港元可以在楼价比天高的香港买到什么样的房子?   根据21世纪经济报道记者的调查,这样的价位可以买到新界元朗、上水等偏远的次新楼两房单位(约400平方尺),或者地理位置稍好的荃湾、屯门的同等面积但楼龄在30年以上的老房子。 在寸土寸金的港岛区,440万港元只能买到一个实用面积仅200平方尺左右的迷你单位。   然而,440万港元却可以在台北附近买到一个1500平方尺精装修的三房豪宅单位。开发商展示的资料显示,该楼盘距离台湾桃园高铁站及附近的地铁站步行仅需8分钟,距离台北市中心车程约一个小时。然而,这个楼盘的均价仅为2800港元 平方尺,入场的门槛最低约443万港元。   租金回报率仅1%-3%   对很多港人来说,香港房价早已可望而不可即,于是台湾成为其海外置业的首选之一   “我们接触的很多香港客户都是以自住为主,主要有两类客户,一类是买来用作退休居住的,另一类则是移居台湾在当地创业的。”中原地产项目部营业董事许大卫向21世纪经济报道记者表示。   有统计数据显示,2015年居留台湾的港人创下7498人的历史新高,较前一年上升超过60%。同时,台湾于去年6月推出创业者居留计划,只要200万新台币(约50万港元),港澳居民就可申请在台湾创业,居留满五年后则可以申请在当地定居。   事实上,相比香港市场动辄上千万港元的入场门槛,台湾楼市可谓丰俭由人。“如果是台北核心地段的房产价格也与香港不相上下,动辄上千万港元,但距离台北市中心一小时车程以内的大台北地区仍然有很多选择。以台北坐捷运可达的新北市为例,近年不少新盘有700多平方�的单位,入场费只有300多万港元。”在台湾经营媒体生意的霍先生向21世纪经济报道记者表示。   霍先生与家人数年前移居台中,并于2014年年中在台中逢甲大学附近购买一个近300平方�的开放式单位,投资约40万港元,目前该单位以每月约2000港元出租,回报率有6%。而他与家人则以4000港元租住一个1500平方�的单位,该单位的市值却高达200万港元。他坦言,目前台湾整体住宅物业的租金回报率仅1%-3%。   “台湾物业更适合中长线保值升值,持有时间至少在5-8年以上。”许大卫坦言。他表示,上述桃园机场附近的楼盘在未来数年会有50%-80%的升值空间。   事实上,台湾距离香港仅一个半小时的飞行路程,文化、饮食均十分接近,当地浓厚的人文气息更是吸引很多港人前往度假甚至置业的因素之一。   中原地产今年8月发布的一份调查报告显示,有55%的受访港人愿意在未来12个月投资台湾地区的房产,超过64%的人表示房产只用于投资出租。   该份调查显示,有近40%的受访者表示,房产购置后会作升学、退休、度假等自用用途。大约55%的受访者表示会考虑购买两房的户型,而有69%的受访者看中了台湾房价较香港更低这个因素,另有40%的受访者考虑的则是未来升值前景、交通配套、居住环境等。   全年成交继续缩水   然而,近年来台湾楼市正在进入调整期,投资者必须谨慎入市。   物业顾问公司Knight Frank近期发布的报告显示,台湾房价第二季度比去年同期跌9.4%,在全球55个市场中处于垫底位置。   “过去一年台湾楼市的表现较为平淡,今年初推出的‘房地合一税’令不少准买家却步。然而,物业成交量减少并不代表楼价有所下跌,台湾住宅业主的持货力较强,需抛售的情况不多。”熟悉当地房地产市场的代理向21世纪经济报道记者透露。   为遏止炒风,台湾当局今年6月通过“房地合一实价课税”新制,规定业主卖楼所得的利润,需缴大额税率。在新规定下,海外投资者在当地持有物业十年,在出售物业时需要缴纳约35%的增值税,但扣除折旧、装修等各项抵扣之后,实际缴纳的增值税率约20%。   据21世纪经济报道记者了解,台湾物业为永久产权,但海外投资者所购单位3年内不得转让,每年至少有4个月时间留台,最高按揭比率约50%,目前按揭利率不到2%。   “今年台湾整体的楼市成交宗数大约回落至20万宗,相比高峰时期的30万-40万宗明显下降。其中,桃园地区的一手和二手物业每月成交量达到3000-5000宗。”许大卫表示。   他指出,除了台北市中心等一些核心地段,对于普通投资者而言,未来大台北的概念,包括新北市、桃园等都有不错的长期升值空间,这些区域由于楼价相对较低,交通配套方便,吸引很多区外人口迁入。   据悉,通过中原地产促成的台湾房产的成交保持平稳,每年大约有100至200宗,单笔成交金额集中在300万至700万港元之间。   (编辑:赵海建) 进入【新浪财经股吧】讨论相关的主题文章:
